What is a Home Information Pack?

The Home information Pack (HIP) contains important information about the property. For the Seller, providing a pack upfront should reduce the likelihood of problems which could delay the sale, as Buyers are able to make an informed decision on the property based on the information provided.

What does a pack contain?

Home Information Pack Index
Energy Performance Certificate (EPC)
Sales Statement – providing details of the property being sold
Standard Searches – the local authority search and drainage search
Evidence of Title – proof the seller owns the property being sold
Additional Leasehold and Commonhold information, where appropriate – including a copy of the Lease and any information relating to the Management Company

When is a HIP required?

From 14 December 2007 all properties require a HIP. At the moment the property can be marketed once the HIP has been commissioned. However, from 1 June 2008 a HIP should be available prior to the property being marketed.

There are a number of exceptions including:

Seasonal and holiday accommodation
Non residential properties
Properties which will not be marketed
Mixed sales (e.g. a shop with a flat above)
Properties not being sold with vacant possession

Who compiles the HIP?

Hallett & Co would request the searches based on the information provided by the Seller and prepare the HIP. We will then forward the completed HIP to the Seller or direct to the Estate Agent, whichever is preferred.


Who pays for the HIP?

The Seller is responsible for the cost of the HIP.

What is the cost of a HIP?

Title Documents:

Official Copies of H M Land Registry plan - £6.00 per title

Official Copies of H M Land Registry and plan – Leasehold property - £12.00

Copy of the Lease from H M Land Registry - £20.00 (approx.)

Fees:

Local Authority – this varies
Ashford Borough Council £145.00
Shepway District Council £100.00
Drainage – Southern Water £46.00
The Energy Performance Certificate
Up to 4 bedrooms - £70 - 100.00
5 plus bedrooms - £80 - 110.00

Hallett & Co’s fees for compiling the information - £100.00 plus VAT. If Hallett & Co is acting for you in the sale of the property the HIP will be compiled free of charge


When will I have to pay for the HIP?

We require the fee for the EPC before we start work no the matter. The remaining fees including our fee for compiling the HIP will then be due on completion of the sale or 12 months from the date of your instructions to us, whichever is sooner.
